The notarial costs involved with the transfer of a real estate property are fixed and are dependent on the amount of the purchase price of the property as set out in the the Decision on Notary Charges applicable to notaries in St. Maarten.

Transfer taxes are approximately 4% of the purchase price (or the registered value if this value is higher). A search for liens, recordings and registrations will approximately cost USD 265.
